Financing on larger jobs

A boiler that fails in January is not a purchase anyone planned. Financing is available on the big-ticket work, so a system replacement does not have to come out of savings in one go.

Before You Start

What Decides Whether A Dormer Works

Structure first. What is holding the roof up now, and what happens when part of it is opened. Some roofs carry their load in a way that makes a full-width dormer straightforward; others need more work below to make it possible. That answer comes from looking, not from the shape of the house.

Then the rules. Height limits, setbacks and floor area ratios vary between the Town of Babylon and the incorporated villages, and they decide how much dormer you can actually build. It is far better to know that before drawings are paid for. We handle the permitting either way, and we would rather tell you a full shed dormer is not achievable at the design stage than discover it at review.

Is a dormer cheaper than an extension?

Usually, because it uses the foundation and footprint you already have. An extension means new foundations, new roof and new exterior walls. A dormer builds into roof volume that is already enclosed. It also does not consume yard, which on a typical Long Island lot matters.

Will my roof structure support a dormer?

That depends on how the roof carries its load, and it is the first thing we establish. Some roofs make a full-width dormer straightforward; others need supporting work below first. It is not something anyone can tell you from the outside of the house, which is why we look before we design.

What is the difference between a shed dormer and a gable dormer?

A shed dormer runs a single flat-sloped roof out from the main roof, usually across much or all of the width — it gives the most usable space and the most headroom. A gable dormer is smaller, with a peaked roof, and is chosen more for appearance and light than for square footage. Most people wanting a real extra floor are looking at a shed dormer.

Do I need permits, and will there be restrictions?

Yes to permits, and yes to restrictions. Height limits, setbacks and floor area rules apply, and they differ between the Town of Babylon and the incorporated villages like Lindenhurst and Babylon Village. Those rules decide how much dormer is possible, so we establish them at the start rather than at review. We handle the applications.

Can I put a bathroom in a dormer?

Yes, and it is the most common request. It does mean running supply, waste and venting up through the house, which needs planning around the existing stack. Since we hold the Master Plumber license in-house, that is designed as part of the job rather than coordinated with someone else afterwards.

How will the new space be heated and cooled?

Either by extending the existing system, if it has the capacity, or with a ductless mini-split for the new space. Mini-splits are frequently the better answer upstairs — no ductwork to run through finished space, and independent control of a floor that behaves differently from the rest of the house. We install both.

How long does a dormer take?

It varies considerably with size, structural scope and the permitting timeline in your jurisdiction. We will give you a realistic program after seeing the house, including how long approvals are likely to take, because that is often the longest part.

Do you offer financing?

Yes. A dormer is a significant project, and financing lets it happen on your timetable. We finance through Synchrony, subject to credit approval. Ask when you call and we will go through the options.
