Commercial Cooling For Long Island Businesses

When commercial cooling fails, the cost is rarely the repair. It is the restaurant that cannot serve, the shop customers walk out of, the office that sends people home, and the server room that starts throttling. That changes what a business should actually want from an HVAC contractor — not the lowest hourly rate, but someone who answers at two in the morning and turns up with the right part.

NJM installs, services and repairs commercial cooling across Nassau and Suffolk County: rooftop package units, split systems, ductwork and ductless zoning for offices, restaurants, retail and multi-family properties. Licensed and insured, 24 hours a day, every day of the year.

What We Handle

Commercial Cooling Services

Rooftop Package Units

Installation, replacement, service and repair of RTUs — the workhorse of most Long Island commercial buildings.

Preventive Maintenance

Scheduled service on the equipment you cannot afford to lose. It costs a fraction of the emergency it prevents, and it is scheduled at your convenience rather than in a heat wave.

Commercial Split Systems

Split systems for offices, retail and back-of-house, installed and maintained.

Ductless Zoning

Independent control for spaces with different loads — a server room and a showroom should not share a thermostat.

Ductwork

Assessment, repair and modification. Leaking or badly balanced commercial ductwork wastes a large share of what the plant produces.

Restaurant & Kitchen Cooling

Spaces with a serious heat load and make-up air requirements, which is its own problem rather than a bigger version of an office.

Emergency Repair

Answered 24 hours a day, every day of the year. An overnight failure is a morning that does not open, and that is the call we staff for.

Scheduled Around Trading

Planned work fitted to your hours wherever the job allows.

Cooling — before you call

Two kinds of visit. You’ll know which before we come.

We don’t charge to quote a job. We do charge to find a problem nobody has identified yet. Which one you need — and what it costs — gets agreed on the phone, so nothing about the cost is a surprise on the doorstep.

Estimate visitNo charge

You already know what you want done

A boiler replaced, a bathroom rebuilt, a gas line run. We come out, look at the job and give you a number.

No obligation
Diagnostic visitQuoted on the call

Something has failed and nobody knows why

A licensed technician and the time to find what has actually gone wrong. One rate across plumbing, heating, cooling and gas, and one number to reach us on — there is no separate line to find at midnight. You get the figure before anyone is dispatched, and after-hours, weekend and holiday work is quoted the same way.

The rate you are told is the rate

You get the number on the phone, before anyone is dispatched, and it is what you are charged when the technician arrives. One rate across all four trades — plumbing, heating, cooling and gas.

What it pays for

A licensed, insured technician carrying the certifications the work needs, and the time to find what has actually failed — not a quick look and a guess.

Watch for the bait and switch

A call-out advertised at almost nothing gets recovered once someone is standing in your basement. Get the number before anyone travels — from us, or from anyone else you call — and hold them to it when they arrive.

Financing on larger jobs

A boiler that fails in January is not a purchase anyone planned. Financing is available on the big-ticket work, so a system replacement does not have to come out of savings in one go.

What it is normally used for

Boiler, furnace and water heater replacement, a full air conditioning system, a whole-house repipe, sewer and water main work, and larger contracting jobs — kitchens, bathrooms, dormers and extensions.

When to bring it up

At the estimate, before anything is scheduled. It is worth asking even if you think you will not need it, because knowing it is there changes what you are willing to consider fixing properly.

What it does not change

The price of the job. The quote is the quote whether you finance it or not — and on a straightforward repair it is usually not worth the paperwork. We will tell you which one you are looking at.

Financing provided throughSynchronyCredit is extended by Synchrony. Subject to credit approval.

Common Faults

What Goes Wrong On Commercial Systems

Commercial cooling fails differently from a house. The equipment runs far longer hours, the load changes as the space changes, and nobody notices a slow decline until a heatwave exposes it.

PROBLEM 01

One Zone Freezing, Another Sweating

Almost always distribution rather than the unit — dampers, duct runs added over the years, or a layout that no longer matches how the space is used. Replacing the equipment does not fix it, and we will say so before you spend the money.

PROBLEM 02

A Rooftop Unit Down In A Heatwave

The failure that costs the most, on the day it costs the most. Rooftop units are exposed to weather year-round and give plenty of warning if anyone is looking — most of these calls were preventable at the last service.

PROBLEM 03

Refrigerant Keeps Needing Topping Up

Refrigerant is not consumed. If a system needs charging repeatedly, it is leaking, and topping it up is paying for the same gas twice. Worth knowing that systems built from 2025 use R-454B rather than R-410A, so the economics of a large leak repair on older equipment are worth checking before committing.

PROBLEM 04

The Space Changed Use

An office turned into a gym, a stockroom turned into a kitchen, a wall came down. The cooling was sized for the old room. Symptoms look like equipment faults and are really a load calculation nobody redid.

PROBLEM 05

Bills Climbing Without More Hours

Same opening hours, rising cost. Usually a system working harder than it should — dirty coils, failing controls, a system short-cycling, or a leak. All of it invisible until someone measures.

PROBLEM 06

No Maintenance History

Equipment inherited with the lease and never serviced. The first visit is mostly finding out what you have, what condition it is in, and whether the sensible move is a service contract or a replacement plan.

Common Questions

Frequently Asked Questions

How quickly can you respond to a commercial cooling failure?

We answer 24 hours a day, every day of the year, from North Babylon. Call 631-587-0085. For a business, calling at the first sign — reduced output, unusual noise, short-cycling — is usually the difference between a service call and a closed day.

Is preventive maintenance actually worth it?

For equipment you cannot trade without, yes, and the argument is about timing rather than cost. Maintenance happens when you schedule it; failure happens in the first heat wave of the summer, when every HVAC company on Long Island is already overloaded. That is what you are actually buying.

Do you service rooftop units?

Yes — installation, replacement, service and repair. RTUs are the most common commercial setup we work on across the area, and their exposure to weather makes regular service more relevant, not less.

Our building has hot and cold spots. Is that the units?

Often it is the ductwork or the zoning rather than the plant. Commercial buildings frequently have areas with completely different loads — a kitchen, a server room, a sunlit showroom — running from one system and one thermostat. Replacing the unit will not fix that. We will diagnose the distribution before recommending equipment.

Can you work outside our trading hours?

Wherever the job allows. Planned work is much easier to schedule around trading than emergency work, which is another argument for maintenance. Tell us your hours when you call.

Do you handle restaurant cooling?

Yes. Commercial kitchens are their own problem rather than a larger office — very high heat loads, make-up air requirements, and an environment that is hard on equipment. We handle the cooling and, being TASK 86/87 certified, the gas side too.

Is the service call fee different for commercial?

No, one rate — the same for commercial and residential, and the same across all four trades. You get the figure on the phone before anyone is dispatched. Emergency, after-hours, weekend and holiday calls are quoted the same way.

Are estimates free?

Yes, free and with no obligation for installation and replacement work. Call 631-587-0085, or use the form and we will be in touch within 24 hours.

Reviews From Homes & Businesses We've Served

5 out of 5 stars

I highly recommend Neil from NJM. He is fast, courteous, reliable and professional. I hired him many times when I had issues at my home and also my office. Jobs as little as replacing a toilet, to rusted leaking pipes to installing a brand new central air conditioning system and new heating and ductwork.

Neil did work at my home and at my wife's business. In both cases, he had to replace a furnace. He did an excellent job in both cases. He was highly recommended to me and I would not hesitate to recommend him to anyone. Way to go Neil!
