NJM installs gas, oil and high-efficiency condensing boilers across Nassau and Suffolk County, and the part that decides whether you are happy in year five is not the badge on the front — it is whether the system was sized right and the near-boiler piping was done properly.
That second part is where most rushed installations go wrong. Near-boiler piping is the arrangement of pipe, circulators and controls immediately around the unit, and a condensing boiler plumbed into an old layout without being reconfigured will never reach the efficiency it was sold on. Sizing first. An oversized boiler short-cycles — firing, satisfying the thermostat quickly, shutting down, then repeating — which wears components and wastes fuel while heating the house unevenly. Sizing comes from a heat loss calculation for the building, not from the output of whatever is being replaced, which may itself have been oversized decades ago.
Then the type. A condensing boiler extracts additional heat from the flue gases and can reach high efficiency, but only in a system that returns water cool enough for it to condense — which usually means the right emitters and correct near-boiler piping. Fitted to an old high-temperature system without those changes, it runs like a conventional boiler that cost more. If your setup will not support condensing properly, we will tell you and fit the right conventional unit instead.

Matching the output of the old boiler just repeats whatever decision was made when it went in, and older systems were frequently oversized. An oversized boiler short-cycles, which wastes fuel and wears the unit out early.
Only in a system that lets it condense. Condensing boilers gain their efficiency by extracting heat from the flue gases, which requires return water cool enough for that to happen — meaning suitable emitters and correct near-boiler piping. Installed into an old high-temperature system unchanged, it behaves like a conventional boiler that cost more. We will tell you honestly which situation you are in.
It is the arrangement of pipe, circulators, valves and controls immediately around the boiler. It determines flow rates, return temperatures and how the system behaves. It is also the thing most often carried over unchanged from the old installation in a rushed replacement, which is why some new boilers never deliver what they promised.
It depends on gas availability at your street, the cost of running the service, and how you use heat. It is a considerably bigger job than swapping a boiler — it involves the gas line, venting and dealing with the old tank. We will price both paths so you are comparing real numbers rather than a rule of thumb.
A straightforward like-for-like replacement is usually a short job. Anything involving repiping, a fuel conversion or a change of boiler type takes longer. We will give you a realistic schedule after seeing the setup.
Yes. Boiler installation is permitted work everywhere on Long Island, and it is handled as part of the job rather than left with you. What varies is which department and which kind of permit — an incorporated village runs its own building department, and in some villages heating equipment sits on the plumbing permit rather than a building permit. Yes. A boiler is rarely a planned expense, particularly when the old one has failed in the middle of winter. Financing means the work happens when it needs to rather than when the savings catch up.
